PRIMGHAR BOARD OF ADJUSTMENT PUBLIC HEARING NOTICE ON THE CONSIDERATION FOR A STREET SIDE YARD (CORNER LOT) VARIANCE REQUESTED FROM THE ZONING REQIREMENTS OF SECTION 6.5 SITE DEVELOPMENT REGULATIONS FOR PROPERTY LOCATED AT 180 SOUTH INMAN AVENUE, PRIMGHAR, IOWA
Pursuant to the Requirements of Section 23.5. of the Primghar’s Zoning Ordinance, the Primghar Park Board of Adjustment will conduct a public hearing on Thursday, July 18, 2024, at 5:00 p.m. at Primghar City Hall, 160 S. Hayes, Primghar, Iowa 51245.
The hearing is for a variance requested by Daniel Wittrock on behalf of property owned by Daniel and Ladonna Wittrock at 180 South Inman Avenue, Primghar, Iowa 51245. The property is described as parcel number 0000227750 and has a brief tax description, CLARKE’S ADDITION LOTS 4-5-6 BLK 1 in Primghar, O’Brien County, Iowa. The property is zoned R-1 Single Family Residential District. The purpose of the hearing is to hear a request for a street side yard (corner lot) setback variance on west side of the property from the property line with South Inman Avenue. Section 6.5. Site Development Regulations requires the minimum street side yard setback on a corner lot to be twenty-five feet (25’) from the property line and the applicant(s) is requesting the street side yard setback to be 23.54’. This requires a variance of 1.46’ from the required minimum 25’ setback for a street side yard setback on a corner lot. Applicant proposes an addition of 6’ x 24’ or 144 sq. ft. to the southwest corner of the house (addition to the garage portion of the house).
