PRIMGHAR BOARD OF ADJUSTMENT PUBLIC HEARING NOTICE ON THE CONSIDERATION FOR A SOUTH SIDE YARD SETBACK (CORNER LOT) VARIANCE REQUESTED FROM THE ZONING REQIREMENTS OF SECTION 6.5 SITE DEVELOPMENT REGULATIONS FOR PROPERTY LOCATED AT 515 S GREEN AVENUE, PRIMGHAR, IOWA
Pursuant to the Requirements of Section 23.5. of Primghar’s Zoning Ordinance, the Primghar Zoning Board of Adjustment will conduct a public hearing on April 21, 2025, at 4:00 p.m. at Primghar City Hall, 160 S. Hayes, Primghar, Iowa 51245.
The hearing is for a variance requested by applicant Ryan Jenness for property owned by Ryan and Mackenzie Jenness at 280 3rd Street NW, Primghar, Iowa 51245. The property is described as parcel number 0000226002 and has a brief tax description, REPLAT BLK 6 & E 264’ OF OUT LOT 1 SHUCK’S ADD PARCEL A OF LOTS 16-20 BLOCK 6 in Primghar, O’Brien County, Iowa. The property is zoned R-1 Single Family Residential District. The purpose of the hearing is to hear a request for a variance from the requirements of Section 6.5. Front Yard Setback to allow for a twenty-one (21’) front yard setback for a proposed eight feet (8’) by eight feet (8’) addition to the front of the house. The proposed addition will encroach four feet (4’) into the required twenty-five feet (25’) setback and the proposed setback is twenty-one feet (21’). The proposed dormer/porch type addition will be located at the front entry door to the house.
