PRIMGHAR BOARD OF ADJUSTMENT PUBLIC HEARING NOTICE ON THE CONSIDERATION FOR A STREET SIDE YARD (CORNER LOT) VARIANCE REQUESTED FROM THE ZONING REQUIREMENTS OF SECTION 6.5 SITE DEVELOPMENT REGULATIONS FOR PROPERTY LOCATED AT 280 1st STREET N.W., PRIMGHAR, IOWA
Pursuant to the Requirements of Section 23.5. of the Primghar’s Zoning Ordinance, the Primghar Park Board of Adjustment will conduct a public hearing on Thursday, October 5th, 2023, at 5:15 p.m. at Primghar City Hall, 160 S. Hayes, Primghar, Iowa 51245.
The hearing is for a variance requested by Dave Hicks on behalf of property owned by the Church of Christ Board of Trustees at 280 1st Street N.W., Primghar, Iowa 51245. The property is described as parcel number 0000233800 and has a brief tax legal description, 36-96-41 AUD SUBD SW1/4 SE1/4 W 1/2 S 1/2 OF LOT 6 in Primghar, O’Brien County, Iowa. The property is zoned R-1 Single Family Residential District. The purpose of the hearing is to hear a request for a street side yard (corner lot) setback variance on west side of the property from the property line with N. Inman Avenue. Section 6.5. Site Development Regulations requires a street side yard on a corner lot setback to be setback a minimum of twenty-five feet (25’) from the property line and the applicant(s) is requesting the street side yard setback to be eight feet (8’) from the property line to allow for a 25’ x 63’ (1,575 sq. ft.) addition to the north side of the church building.
